Detached homes · Capitol Hill, Burnaby
Kitchen remodels, cabinets, countertops and backsplash for Capitol Hill homes, planned clearly and built by one team.
Capitol Hill rises above north Burnaby, with steep streets and some of the best views in the city over the Burrard Inlet to the North Shore.
It’s detached-house country: post-war bungalows, 1960s and 1970s split-levels and newer rebuilds. Many kitchens face the wrong way for the view, or are walled off from it.
Many houses in Capitol Hill were built between the 1940s and the 1980s, and their kitchens show it: closed off from the dining room, short on outlets and lit by a single fixture. These are the most rewarding kitchens to renovate, because a better layout changes how the whole main floor works.
In older homes we plan the permits and safety checks before demolition. The City of Burnaby treats taking down or building walls as an alteration that needs a permit, plumbing and electrical changes need trade permits, and WorkSafeBC requires a qualified person to check for hazardous materials such as asbestos before renovation work starts.
Services
Local know-how
Reworking the layout so the sink or island faces the inlet.
Load-bearing walls replaced with beams, designed by an engineer.
Making better use of awkward half-levels and stair walls.
New cabinets, counters, flooring and lighting throughout.
Capitol Hill homes often have more going on below the kitchen than owners expect. Split-levels can have ducts and pipes running through the walls people want to remove, and hillside lots sometimes come with uneven floors. We check structure, services and materials before promising a layout, then design the kitchen to make the most of the views the hill is known for.

FAQ
It depends on the scope. Replacing cabinets, fixtures and flooring doesn’t need a City of Burnaby permit, but taking down walls does, and plumbing, gas or electrical changes in a house need trade permits.
If walls, ceilings or flooring will be disturbed, WorkSafeBC requires a qualified person to check for hazardous materials before the work starts. Homes built before about 1990 are the most likely to have them.
Usually. Load-bearing walls need an engineered beam and a permit, and any pipes or ducts inside the wall are rerouted. We check before we design.
